More townhomes and ADU's are on the way: What does this mean for you?

Thankfully, I haven't had two sets of clients look at the same lot with vastly different objectives. But I have had spouses sizing things up differently! Here are three stories of consultations with clients--each responding differently to the rules allowing more ADU's, DADU's and townhomes.

My First Job: Know the Market.

I recently began representing a buyer who wants to live in a safe, quiet neighborhood, but can't afford a single family home. We began focusing on cottage-DADU's like the one here.

My Second Job: Help People Know What They Can Do.

I consulted with another woman who wants to age in place in her house in Ballard. She wants to "sell" her backyard to a developer, stay in her current house, and let the price of the new construction pay for renovations she needs.

What might you want to do on your lot? Building a cottage or an ADU might help you figure out some of your family's toughest questions about elder care ... or college grad care?

My Third Job: Help People Do What They Want To Do.

I consulted with other clients who want to move from their current Queen Anne townhouse to a Magnolia single family with a yard. "We want a feeling of space," they said. They felt anxious about their investment We spent the next thirty minutes strategizing: "where do I buy so that that my neighbor's lot won't be turned into townhomes?"
